As the weather warms up in Kansas City, more real estate signs begin to dot neighbor yards and the season of home buying begins. If you’re considering buying or selling – or both – this year, now is the time to get the process going. Here are four quick property tips to get ahead of the rush, make your house competitive on the market and poise yourself for a successful real estate transaction.
- Curb Appeal. First impressions can make all the difference in a potential buyer taking a second look and making an offer. Step back and take an objective look at your home’s street-side appearance. What do you notice when you first pull in the driveway? Do hedges need to be trimmed? Is exterior paint peeling or could it use a refresh? Are there broken or low-hanging limbs on trees? Are there bare patches in the grass? Some simple landscaping clean-up can make your home much more attractive to prospective buyers.
- Come on in! A welcoming feel when you first step inside can buyers feel right at home from the get-go. It goes without saying that your home should be clean and tidy – and smell fresh. Clear away the clutter. Remove stacks of paper and old mail. If you have a lot of furniture, consider paring down to open up space. Renting a storage space can be a good, inexpensive investment that will pay off in the end.
- Pass the Test. Get a jump on the home-selling process by conducting property inspections and correcting issues before your home goes on the market. This includes inspections for termites, mechanical, electrical or structural issues and radon contamination. It is important to use reputable inspectors and/or certified specialists for these services. For example, all our Certified Radon Technicians are industry-certified to conduct radon testing to ensure you receive accurate, reliable testing results.
- All Systems Go. Make your sale smooth sailing by ensuring appliances and systems are in proper working order. This includes your heating and cooling systems, sump pump, and radon mitigation system. A quick maintenance check and fixing issues can save a deal or prevent stalls during the closing process.
Making a move can be a stressful time. Hopefully, these tips will help you get a jump on the process.
